德鄰公寓，是上海市的一座歷史建築，位於四川北路71號1—6號、崇明路82號，修建於1935年，樓高五層。這座建築由由英國五和洋行設計^[1]。太平洋戰爭初期，魯迅夫人許廣平曾被軟禁在此。1947年，德鄰公寓被信誼大藥廠收購，一度作為藥廠廠房使用^[2]。

Deling Apartment (Shanghai, China)

Deling Apartment (德鄰公寓), also known historically as "The Only Grand Apartment in the East", is a protected historic residential building located at the intersection of Chongming Road, North Jiangxi Road, and Qipu Road in the North Bund area of Hongkou District, Shanghai, China. Built between 1933 and 1935, the apartment is recognized for its architectural, historical, and cultural significance and has been listed as a Category III Outstanding Historical Building in Shanghai since 2005.

History

Deling Apartment was commissioned by the Republic Land Investment Co., a British-funded real estate firm, and designed by architect Gabriel Rabinovich. The five-story building was one of the earliest high-end rental apartments in Shanghai to feature modern amenities such as elevators, central kitchens, and telephone services. A sixth floor was added after 1949.

During its early decades, Deling Apartment became a hub for writers, intellectuals, and cultural elites. Notable figures such as Zhang Henshui, Zhang Youluan, Ba Jin, Ye Shengtao, and Xiao Qian lived or visited there. It earned the nickname 「Salon of the Literati,」 similar to Shakespeare and Company in Paris.

During World War II, the building was occupied by the Japanese army and later used by the Kuomintang’s military administration. After 1949, it was repurposed by the Shanghai Xinyi Pharmaceutical Factory, which remained in the building until 2004.

Architecture

Deling Apartment is a reinforced concrete structure with a height of 29.17 meters and a total floor area of 15,573 square meters. It features an eclectic architectural style with Spanish influences, including arched balconies, rusticated bases, tripartite façade composition, and decorative cornices. Key materials include Taishan face bricks, roughcast stucco, and artificial stone elements.

Heritage Status

In 2005, Deling Apartment was included in Shanghai’s fourth batch of Outstanding Historical Buildings under the Regulations on the Protection of Historic Cultural Areas and Outstanding Historical Buildings. It is also protected under the visual corridor and cultural landscape guidelines of the Shanghai Master Plan (2015–2040).

2022–2025 Restoration Project

The current restoration, initiated by UA Design Group in 2022, follows the principles of 「preservation, repair, and revitalization.」 Key components include:

• Digital Documentation: 3D laser scanning, infrared thermography, and archival research.
• Material Authenticity: Reuse and restoration of original Taishan bricks and artificial stone.
• Façade Modifications: Select window-to-door conversions for fire safety, approved by authorities.
• Discreet Lighting Integration: Fixtures designed for minimal visual impact.
• Structural Reinforcement: Steel jacketing and structural retrofits applied where necessary.

The project was reviewed and approved by municipal cultural and planning departments, and is regarded as a model for urban heritage adaptation in Shanghai.

Cultural Significance

Deling Apartment remains a physical and symbolic representation of 20th-century cosmopolitan Shanghai. It reflects the evolution of modern urban life and literary culture, and now forms part of a protected historical architectural cluster along Suzhou Creek.
