Opened in September 1990, its buildings take up around 1 million square feet (93,000 m²). Its physical main building, parking lots, and ring road businesses encompass an area a bit less than 0.5 by 0.5 miles (800 by 800 m).^[1]

The main indoor mall currently has about 140 stores with six anchor stores, two of which are vacant - Macy's (formerly Gottschalks), JCPenney, the first Dillard's in Southern California, Sears (closed), Forever 21 (closed, formerly Mervyns), and Dick's Sporting Goods, which opened in 2014 in an anchor originally occupied by Harris and, later, another Gottschalks store under the name Harris-Gottschalks.^[2] An Old Navy only accessible from inside the mall serves as a junior anchor. Three other anchors, Bullock's, The Broadway, and J. W. Robinson's, were planned, but never opened.

On June 22, 2020, it was announced that Sears would be closing as part of a plan to close 28 stores nationwide. Sears closed on September 6, 2020.^[3]

In 2022 the mall was acquired by Bridge Group Investments (now Mershops) for $60 million.^[4]

The Dillard's store is the only two-story structure at the mall and is the first and one of two in Southern California, but is also one of three in California, with the others in El Centro at the Imperial Valley Mall and in Stockton at the Weberstown Mall in Northern California.^[5]
